Investment and income requirements
For a qualifying residential purchase, the first sale must have a minimum market value of €300,000 plus applicable VAT. At application stage, official payment receipts must show at least €300,000 paid excluding VAT, and the sale contract must have been lodged with the Department of Lands and Surveys or a title deed supplied. The funding must be demonstrably transferred from abroad rather than financed by domestic borrowing.
In addition to the purchase, applicants must demonstrate secured annual income of at least €50,000, increased by €15,000 for a spouse and €10,000 for each dependent child. For the new-home investment category, the published policy requires qualifying income from abroad, with evidence such as tax returns or certified documentation under official clarifications.
